Bring the right people into the conversation

Conveyancer or solicitor

Does anything about the solar system affect the sale, the title or what must be disclosed?

Original installer or provider

Which warranties, records and equipment details can you confirm for this address?

If you are buying a home with panels

Panels on the roof are not automatically yours in every sense. Whether the system is owned outright, leased or tied to an agreement affects what you take on, so it is worth asking early rather than after an offer is accepted.

Ask the seller, through your conveyancer, for the documents below and keep copies with your purchase papers.

Ownership or lease

Confirm whether the system is owned outright or provided under a lease or similar agreement.

Who owns the panels, and is there any agreement that passes to me?

Installation records

Installer details, installation date and commissioning papers show what was fitted and when.

Can the seller provide the installation and commissioning papers?

Warranties

Check what cover remains for panels, inverter and workmanship, and whether it transfers to a new owner.

Do the warranties pass to me when I buy?

Export arrangements

Ask whether the system is registered with the network operator and whether any export payments are in place.

What export arrangement applies, and does it continue after the sale?

Equipment details

Panel and inverter models, plus any battery, tell you what you would be living with.

What equipment is included in the sale?

If you are selling a home with panels

Buyers will ask about the system, and having the paperwork ready makes the sale smoother. Gather what you can before the property is listed, and be honest about anything you cannot find.

Your conveyancer can advise which obligations and agreements need to be disclosed. Raise any lease, finance or export agreement with them at the start.

Installation papers

Gather the installer's details, the date of installation and any commissioning paperwork.

Where are the original installation documents kept?

Warranty documents

Collect warranty paperwork for each component and note the expiry dates.

Can the warranties be transferred to the buyer?

Agreements and finance

List any lease, loan or other agreement connected to the system, with the provider's contact details.

Does any agreement need to end or transfer on sale?

Export and monitoring

Note any export arrangement and who holds the monitoring account, so the handover is clear.

How will the export arrangement and monitoring login be passed on?

Maintenance history

Keep a record of any checks or repairs, and of who carried them out.

Who to ask, and what to raise

Different people can answer different parts of the picture. Keep your questions short and in writing so that answers can be kept with the sale papers.
